What was your initial response when walking into 531 Wabash Ave for the first time?
I was excited to have the opportunity to work on such a big project. At the same time I can give life back in to this 1920 structure.
What were some of the major challenges that this project presented?
Working with an architect is always a major challenge. Architects have their own vision; it took a lot to get the architect to put our vision on paper. The other big challenges are on every rehab job. When you open the walls you always find a surprise somewhere. On this particular job it was the room on the back of the house. It was what we call “sitting in the dirt”. This means there was no footings under the CMU blocks. The GC had to tear the whole room addition down and rebuild it from the ground up.
What was your favorite part about completing this project?
I think the favorite part of any project is the end result. Knowing you took a house that was built in 1920 and totally rebuilt it to last another hundred years. It is always a good felling to stand back and look at what you have accomplished. This keeps me coming back for more.
Do you have any expert tips or tricks to share?
I think the biggest tip I can give, always respect and work on projects like they are your own house. The biggest trick I could share, is to value engineer. There is always more than one way to complete a project. Make sure you are looking at every option and save money where you can.
